Property Requirements

1. Copy of Purchase and Sale agreement (if applicable)
2. For a refinance, a copy of the deed and most recent tax bill.
3. Last (2) two years property Income and Expense Statement.
4. Current Rent Roll/Lease summary and copies if rental agreements
5. Copy of Property Casualty/Fire Insurance Declaration page or name and address and policy number of insurer
6. Current pictures of Front, back, sides, roof, and parking lot/garage of subject property, (digital pictures preferred)

Credit Requirements

1. Fully completed Commercial Loan Application
2. Fully completed financial Statements for all borrowers
3. Fully completed Schedule of Real Estate for all borrowers (please breakdown monthly expenses into taxes, insurance, expenses, and include full account numbers, address and zip codes for lenders)
4. Last (2) two years of W-2 statements
5. Last (2) two years of signed personal federal tax returns - include all schedules
6. Most recent three months bank statements
7. Most recent transaction summary for 401k, IRA, or Mutual Fund accounts
8. Photocopies of any Stocks and Certificates of Deposits
9. A letter of explanation for any known credit problems

For Self Employed Borrowers, Employed in sales, Paid by commission, or owns income property

1. Last (2) two years of signed personal federal tax returns - include all schedules
2. If self employed through a corporation - Last (2) two years of corporate federal tax returns, as well as a year to date Profit and loss, and Balance Sheet.
